What moves the number in this county
- Wet ground. The water table here is the schedule-maker and the price-maker. Soft access means tracked machines, matting, or waiting, and all three cost something.
- Grubbing. Roots out or roots left is the biggest gap between two quotes for the same lot. Under a slab or septic, they have to come out. Ask every bidder which one they priced.
- Debris. Mulch-in-place is cheapest. Hauling means trucks and tipping fees. Burning needs the right day and the right permission, and coastal wind cancels a lot of right days.
- Keeper trees. Working around your live oaks is normal and worth it; it just takes longer than flattening everything.
The rules, in plain English
Three rulebooks touch land clearing here, and most lots only meet the first one:
- Under an acre, inland, unincorporated county: generally no permit for clearing a residential lot. This is most jobs.
- Over an acre: North Carolina's sedimentation law requires an approved erosion and sedimentation control plan before ground breaks, submitted at least 30 days ahead, with a $119-per-acre review fee (raised from $100 in July 2025).
- Near the water: Brunswick is a CAMA county. Development and its associated clearing within 75 feet of the normal high water line on estuarine shoreline generally needs a CAMA minor permit first.
- Wetlands: a mulcher or dozer in a jurisdictional wetland needs a Section 404 permit from the Army Corps plus a state 401 certification, anywhere in the county. Details in the permit guide.
- Inside some town limits: Oak Island requires a tree removal permit on developed property (heritage hardwoods 15″ DBH and up need an arborist report, allow ten business days, $500 civil penalty if you skip it). Other towns are looser; we tell you which rulebook your parcel is under.

A skid steer with a mulching head runs $350 to $500 a day plus fuel and delivery, and coastal thicket is slow, punishing work your first week in the seat.
